Service Options


All our clients businesses and their respective requirements are different and Alium’s role varies considerably from project to project. Our involvement will frequently include some of the following roles:

• Development of a brief.
• Advise the client of all practical, legal & ethical implications of the CDM Regulations.
• Advising on the role and responsibilities of Principle Designer & Principle Contractor.
• Act as the Clients Representative on Developer driven projects.
• Building analysis and feasibility studies prior to lease negotiation.
• Generating a schedule of condition and / or photographic survey.
• Advising on likely Dilapidation clauses and Reinstatement implications.
• Technical input as part of the lease or purchase negotiation process.
• Detailed site and building surveys (from building shell to services, furniture & finishes).
• Production of As-Existing drawings and information.
• Liaise with the building owners regarding the Asbestos Report.
• Formulation of an initial design concept and preparation of budget costs.
• Review of Developer / Landlord proposals.
• Detailed design development including space-planning and bespoke design items.
• Production of visuals and renderings of proposed designs.
• Obtaining finish and product samples & review with client.
• Production of full working drawing package and / or specification (NBS coordination).
• Compiling a detailed and itemised cost plan.
• Instruct and over-see an independent QS review of the proposed works.
• Attend on-going client meetings.
• Obtain and / or review Building Regulations and Planning Authority consents.
• Submitting information for and negotiation of, landlord’s approval.
• Advise protocols & implement requirements for party-wall and neighbour consents.
• Preparing and administering sub-contractor and supplier tenders.
• Place / review instructions and coordinate all works to programme.
• Assist client with utility procurement / movement / continuity.
• Monitor / report all programmable activity and advise client.
• Provide on-site supervision and Project-Management for the duration of works.
• Review and sign-off all interim sub-contractor payment applications (CIS).
•Co-ordinate and oversee the clients own specialist nominated sub-contractors.
• Monitor and report on all works and notify / record any on-site adjustments.
• Monitor on-site COSHH and sustainable product use (FSC etc).
• Implement and cost-manage any client driven variation or design development.
• Address interim snagging issues and adjust valuation certification.
• Issue Practical Completion and sign-off works.
• Ensure completion of all out-standing snagging.
• Contact all suppliers / sub-contractors regarding test / warranty data.
• Provide ‘As-Built’ information and full Operations and Maintenance manuals.
• Advise clients on long term maintenance and facilities issues.
